THE PROPERTY

The house is situated centrally on 22 acres of native bushland with deep lake frontage. The lake is accessible from the road above the house and is about a 5 minute walk downhill - a very pleasant walk but a bit of a hike on the way back.

Open Plan Living
The house itself has an open plan living/eating area equipped with TV, DVD and stereo. The large kitchen is equipped with a microwave, small bench-top oven, a wood fired oven, electric hotplates and a full size fridge/freezer. Outside a magnificent 130m2 deck takes advantage of the views whilst also providing; a BBQ with roasting hood, an outdoor fireplace, two large outdoor settings, bar area, and undercover area. The Bedrooms
The three bedrooms have been set-up to sleep up to three families-14 people, with the two upstairs bedrooms sleeping 4 and 6 respectively and both containing Queen beds and bunks. The downstairs bedroon sleeps four (a double and a bunk) and has an en-suite containing toilet, shower and basin. All doonas, pillows and towels are provided. View bedroom

For The Kids
To keep the kids busy the owners have installed a large tube slide which exits the house from bedroom 2 upstairs and re-enters downstairs in bedroom 3. This is guaranteed to keep the kids entertained for hours! There is also a playstation with a large selection of games and sporting equipment provided.

Boat Ramp Access
There is easy access to the lake via a short private road (unsealed) and boats can be launched from several areas of gravel on the lakes edge, however when the lake levels are low it can be muddy and thus 4WD launching is advised. View lake from property gate

Wildlife
There is a mob of kangaroos that live on the property that can often be seen on the hill above the house at dawn and dusk. We have two resident kookaburras which like to visit around mealtimes - watch out if you are eating outside as although they are harmless, they have a tendency to invite themselves to the table!

Although very few snakes have been sited near the house, it is a safe bet that when the weather is warm, that they will be around - keep this in mind when you are out walking and warn the kids about playing in long grass, near the wood shed and near the cattle ramps above the house. Views to Mt Buller - During winter, the house is perfect as a base for ski trips or sightseeing with Mt Buller just a 40 minute drive away...
